South Boston Real Estate: More Condos Coming to West Broadway

South Boston redevelopmentA proposal for a 65-condo building was approved for South Boston this month by the Boston Planning and Development Agency (BPDA). The project at 87-93 Broadway would include a landscaped green roof and ground floor retail within its 98,000 square feet of space.A commitment of $50,000 from the developer, Broadway & A St. LLC, will go toward community benefits, while an additional $25,000 commitment will help fund a new Hubway Station near the site.The mix of planned condos calls for 55 2-bedroom units and ten 1-bedroom units. Penthouse units will have private roof decks. South Boston's Broadway Theatre Will Have Second Act as Residences

Broadway Theatre South BostonWhen the Broadway Theatre opened in 1920 in South Boston, the cinema's designers probably never imagined it one day becominga residentialbuilding. But that's exactly what the next scene looks likefor this historic 44,000 square foot building at 420 West Broadway that has been vacant since the 1980s.A proposal to restore aspects of the theatre, and add 42 residential units, was submitted to the Boston Planning and Development Agency (BPDA) in January. At a recent BPDA meeting, the plan was approved.The developer aims to retain and restore the two-story brick portion of the building that housedthe theater's lobby, with the goal ofrepurposingit into a new residential lobby as well as retail and/or restaurant space.RODE Architects Inc. designed the new plan which includes 42 units ranging in size from 502-949 square feet each. There's a new 33-unit condo building under construction in South Boston, according to Bldup.com. The building, located at 170 West Broadway, will include retail at the ground level as well as an underground parking garage.The five story building's top level will include a penthouse that has been set back from the front of the building.Situated in the more inland portion of Bostons Seaport District, near to theintersection of Broadway and Dorchester, the building is just a hop over a short bridge to the South End neighborhood. This section of South Boston surrounding Broadway Station has gone through a huge transformation in the past six or seven years with condo buildings, apartments, restaurants, and other services popping up all around this intersectionto accommodate the residential growth spurt. South Boston redevelopment#BostonRedevelopment #BostonCondosA 24-unit condominium building proposal was recently approved for 410 West Broadway Street in South Boston by the Boston Redevelopment Authority (BRA).The five story, mixed-use project includes3,350 square feet of commercial retail space.According to the project application submitted, there will be one level of parking below grade for 15 vehiclesplus13 garage parkingspaces at grade level.The developer, Doug George, plans to begin construction in late 2016. The site of the My Town diner, as well as the attached Williams Tavern, maybecome"The Residences at One Hundred A."On December 28, 2015, a letter of intent written by Niles Sutphin of Sutphin Associates architectural firm was part of thesubmission to theBoston Redevelopment Authority (BRA).
